Op deze kaarten zijn de buurtstraatquotes 2017, 2018, 2019, 2020 en 2021 in Amsterdam aangegeven. De buurtstraatquote 2017 wordt tot 2020 gebruikt bij overstappen van voortdurende erfpacht naar eeuwigdurende erfpacht.

Wat is de buurtstraatquote?
De buurtstraatquote (BSQ) is het percentage dat aangeeft welk deel van de marktwaarde (WOZ-waarde) bestaat uit de waarde van de grond (het andere deel is de waarde van de stenen, de opstalwaarde).

Waarom zijn er verschillen in hoogtes?
De waarde van grond is sterk afhankelijk van de locatie. Op een aantrekkelijke locatie is het aandeel van de grond in de marktwaarde hoger dan op een minder aantrekkelijke locatie. De buurtstraatquote is dan ook relatief hoger. Er zijn aparte buurtstraatquotes voor appartementen (meergezinswoningen) en voor eengezinswoningen. In lange straten kunnen meerdere buurtstraatquotes voorkomen. Deze straten zijn opgeknipt in buurtstraten en afhankelijk van de locatie en de type woningen kunnen verschillende buurtstraatquotes ontstaan.

Waarom zijn er ook buurtstraatquotes toegekend aan straten met eigen grond?
Met de buurtstraatquote kunnen we de grondwaarde berekenen. Om dat zo goed mogelijk te doen hebben we hiervoor zowel woningen op eigen grond als woningen op erfpachtgrond gebruikt. Om onderscheid te maken tussen eigen grond en erfpacht, verminderen we in de berekening de grondwaarde met 10%.

This atals shows the neighbourhood street quotes 2017, 2018, 2019, 2020 and 2021 in Amsterdam. The neighbourhood street quote 2017 is used till 2020 when a lessee decides to convert their perpetual ground lease into `eternal` ground lease (ground lease with fixed conditions). 

What is the neighbourhood street quote?
The neighbourhood street quote (BSQ) is the percentage of the market value attributed to the land value. The remainder is the value of the `bricks`, the building value.

Why are there different amounts?
The land value is very dependent on the location. The land accounts for a higher percentage of the market value of a desirable location than a less desirable location. The neighbourhood street quote is therefore also relatively higher. There are separate neighbourhood street quotes for apartments and single-family homes. Long streets can have multiple neighbourhood street quotes. These streets are divided up into neighbourhood streets and several neighbourhood street quotes may arise depending on the location and the type of house.

Why have neighbourhood street quotes also been assigned to streets with freehold properties?
We can use the neighbourhood street quote to calculate the land value. To do that as accurately as possible, we have included homes on freehold land as well as on leasehold land in our calculations. To differentiate between freehold and leasehold land, we reduce the value by 10% in the calculation.
